Varsity Lakes is set to further expand as developments attract new residents.
Delfin Lend Lease marketing services manager Abbey Trueman said South Bay Village Centre, one of the developments in Varsity Lakes, was expected to bring approximately 345 new residents to the area, when completed later this year.
"Commencement and completion of the South Bay Village Centre is subject to market demand," she said.
"South Bay residential has an anticipated completion time of mid 2010."
Ray White sales and marketing consultant Caroline Lim said Varsity Lakes would continue to grow because it was purposefully built around facilities and organisations in the area.
"The area [Varsity Lakes] is definitely a growing area," she said.
"Varsity is a good area, you can get property which is at the lower price range compared to Robina and yet still being close to shops, schools and all the amenities and that's what a lot of buyers are looking for."
Varsity lakes resident Madeline Taylor said the area didn't need any more developments.
"I think it's bad for Varsity Lakes because it's already such a small area and all the development is really crowding all the area of the facilities," she said.
Miss Taylor said the construction of new developments also had a negative impacted on local traffic.
"All the stopping and starting and the narrow streets I think has a big impact," she said.
Delfin Lend Lease marketing services manager Abbey Trueman said there were future developments planned in Varsity Central and along Varsity Parade, Christine Avenue and Bermuda Street.
